Longtime Pleasant Street Property to Become Two Lots After Subdivision Approval
Hooksett, NH — A piece of family-owned land on Pleasant Street will soon host a new home following Planning Board approval of a minor subdivision proposed by Promised Land Survey, LLC on behalf of the Bailey family.
The Baileys, who have lived on the land for roughly 150 years, are carving off a 1.5-acre lot for an existing home and creating a second lot for the construction of a new single-family house.
Representatives explained that unusual historic boundaries and an outdated lot configuration required modernization. The proposal includes a shared driveway for safety reasons and a waiver allowing the applicants to omit full wetland mapping for the entire parcel.
Several waivers were granted, and no regional impact was found.
Impact fees totaling $3,441 will apply to the new single-family home.
After discussing driveway access, water service from Pembroke Water Works, and updated setback requirements, the Board voted 7-0 to approve the subdivision with several conditions, including monumentation, utility labeling, wetland detail updates, and confirmation of septic design.
Construction may begin once permits and bonding requirements are satisfied.
